Bradbury Electrical successfully secured and delivered a significant project for the local council involving the refurbishment and conversion of two Victorian houses into multiple flats for temporary living accommodation. This project aimed to provide much-needed housing for individuals and families in temporary need, transforming older properties into modern, functional spaces that meet contemporary living standards.

Scope of Work

The electrical package for this project encompassed a wide range of installations necessary to convert the two Victorian houses into safe, comfortable, and secure living spaces. Each aspect of the electrical system was carefully designed to meet the needs of modern tenants while respecting the heritage of the buildings. Bradbury Electrical was responsible for the following key elements of the project:

  1. Mains & Sub-Main Distribution: A new mains distribution board was installed to manage the electrical supply for the entire building. This was complemented by sub-main distribution systems to efficiently distribute power to individual flats. These systems were designed to meet the electrical demands of the refurbished building while ensuring safety and compliance with relevant regulations.

  2. Power: The power installation included providing electrical outlets and circuits throughout the property, ensuring that each flat had sufficient access to electrical power for household appliances, lighting, and other essential systems. This work involved careful planning to ensure that the power supply was both reliable and energy-efficient for the future residents.

  3. Lighting: A new lighting system was installed throughout the building, including both common areas and individual flats. The lighting design took into account the need for both functionality and ambiance, with energy-efficient lighting solutions incorporated throughout. The system was designed to provide adequate illumination for each flat, including general lighting, task lighting, and emergency lighting for safety.

  4. Fire Alarms: Fire safety was a critical aspect of this project. Bradbury Electrical installed a comprehensive fire alarm system throughout the building to ensure that all residents and staff would be alerted in the event of a fire or smoke detection. The system was integrated with the building's emergency lighting, ensuring a safe evacuation route in case of emergencies.

  5. Door Entry System: To enhance security and control access to the flats, a modern door entry system was installed. This system allows residents to securely enter the building and their individual flats. It may include video and audio features, providing a clear view and communication with visitors before granting access, ensuring both convenience and safety.

  6. CCTV: A closed-circuit television (CCTV) system was installed as part of the overall security package. CCTV cameras were strategically placed around the building’s exterior and in key communal areas to provide surveillance and help deter criminal activity. The system contributes to the safety of both the residents and the property.

  7. TV & Data: Bradbury Electrical also installed the necessary infrastructure for TV and data connections, ensuring that each flat is equipped with cable and internet access. This is an essential part of making the flats suitable for modern living, offering residents the convenience of television services and high-speed internet.

  8. External Security System: In addition to the internal CCTV system, an external security system was installed around the perimeter of the building to further enhance safety. This may include motion sensors, alarms, and other surveillance equipment designed to protect the property from potential break-ins and vandalism.

  9. External / Street Lighting: To improve the safety and visibility around the building, external and street lighting was installed. This includes lighting for walkways, entrances, and any surrounding areas, ensuring that the flats are well-lit at night, improving both security and the overall aesthetic of the area. Proper external lighting also promotes a sense of safety for residents when entering or leaving the property after dark.

Outcome

By completing this project, Bradbury Electrical contributed to the revitalization of two Victorian houses, transforming them into modern, functional flats designed to meet the needs of temporary living accommodation. The electrical systems installed were key to ensuring the comfort, safety, and security of the future residents, while also meeting local council standards and regulations.

The project’s success reflects Bradbury Electrical’s ability to deliver complex electrical installations in a sensitive refurbishment environment, respecting the heritage of the Victorian houses while introducing modern infrastructure. The newly converted flats now offer safe, secure, and comfortable accommodation, with all the necessary amenities and systems to support the residents' needs. The combination of advanced security features, modern living amenities, and energy-efficient solutions has helped provide a much-needed resource for the local community.
